Emaar Plans Massive Dh200 Billion Dubai Development to Accommodate 150,000 Residents

Gulf News reports the masterplan will be divided into five named character zones: a Business Hub, an Urban District, a Young Families Cluster, a Family Living Zone, and an exclusive villa enclave.
Beyond “major public green space,” the plan details a central district park with sports courts, event lawns, splash parks, beach areas and outdoor wellness zones, indicating a highly programmed leisure-focused core.
While Emaar has not disclosed the project’s name or precise location, TravelsDubai adds that the company has also not revealed the number of residential units or any timeline for when sales launches will occur.
Emaar Properties is set to unveil its most ambitious project ever — a Dh200 billion ($54.5 billion) master-planned development in central Dubai designed to house nearly 150,000 residents, according to Reuters. The unnamed district will span more than 4.5 million square metres and function as a self-sustaining "city within a city," complete with homes, offices, schools, hospitals, mosques and retail.

They are: a Business Hub, an Urban District, a Young Families Cluster, a Family Living Zone, and an exclusive villa enclave. Each zone serves a different lifestyle, from high-density city living to quiet family neighbourhoods.
The villa enclave will offer five- and six-bedroom mansions with resort-style amenities. Landmark residential towers will have views of the Burj Khalifa, Burj Al Arab and Palm Jumeirah. A walkable high street and grand boulevard will run through the project as its retail and cultural spine, according to Bazaar Times.
Emaar says the district will follow the "20-minute city" model — a concept at the heart of Dubai's 2040 Urban Master Plan. The idea is simple: residents should be able to reach work, school and healthcare within a 20-minute walk or bike ride. The project will include planned metro connectivity, EV-friendly roads and cycling paths.
A central district park will anchor the community. Dubai City Guide reports it will feature sports courts, event lawns, splash parks, beach areas and outdoor wellness zones. Community services will be integrated through a dedicated app, making daily life — from booking facilities to getting around — fully connected.
The announcement comes at a pivotal moment for Emaar. On May 12, 2026, Dubai Holding acquired a 22.27% stake in Emaar from the Investment Corporation of Dubai, making it Emaar's largest shareholder at 29.73%, according to MEED. The move ties Emaar more closely to state-backed entities like Nakheel and Meydan.
Emaar also reported a 33% jump in Q1 2026 net profit, reaching Dh7.2 billion, driven by record property sales. Dubai's residential market saw 45,208 transactions in Q1 2026 alone, with off-plan sales making up 72% of deals, according to Savills. The mega-project lands in one of the hottest real estate markets in the world.
Despite the scale of the announcement, Emaar has not disclosed the project's name, its exact location, the number of residential units, or when sales will launch. TravelsDubai notes the market is now in a state of high-anticipation "launch-watch," with buyers and investors waiting for the next reveal.
Financial analysts have a slightly cautious view. Simply Wall St notes that revenue forecasts for 2026 were trimmed by 3.3% due to global economic pressures, though analysts still hold a "Strong Buy" consensus on Emaar with price targets of AED 17.85–19.34. The big risk is execution: delivering a city for 150,000 people on time and on budget.
