Yunshan CorePark Transforms into Lingnan Living Room Guangzhou, A Flagship International Lifestyle Hub

The Yunshan CorePark project is Guangzhou's largest LIFE MALL to date, marking a major scale for Jinbo Commercial in Baiyun New Town.

Jinbo Commercial has officially rebranded its massive Guangzhou headquarters project as "Lingnan Living Room Guangzhou," positioning it as what the company calls "the Lingnan living room closest to the world." Markets Financial Content reported the project spans 465,000 square meters and carries a total investment exceeding RMB 3 billion — roughly $415 million USD.
The project, now formally named Yunshan CorePark, is set to become Guangzhou's largest LIFE MALL — a format that blends shopping, nature, sports, and social spaces under one roof. The final branding shift to "Lingnan Living Room" happened on June 26, 2026, signaling a move from pure retail identity toward a cultural destination.
Yunshan CorePark will host more than 600 brands when it opens, targeting a late December 2026 launch. The project includes a five-star hotel, Grade-A office towers, and an international membership supermarket. More than 20 major corporations have already signed on for office space, according to Markets Financial Content.
The design draws on Lingnan garden aesthetics — the traditional architectural style of southern China — under a concept called "Yunshan Green Scenery." Lead architect Xu Ziping of PH Alpha Design shaped the project as a "24-hour open-space urban living room," blending vertical forests, ecological courtyards, and interconnected rooftops throughout the complex.
Yunshan CorePark uses a hybrid "block + mall" model. This means shoppers move through open streets and courtyards — like a neighborhood — rather than a sealed box mall. Multi-level entrances allow seamless movement between retail, dining, green spaces, and business zones.
A green axis runs through the entire site, linking a jogging park, a light outdoor activity base for rock climbing and cycling, and a dedicated pet park. Regular pet festivals and cultural bazaars — made with local artists and heritage keepers — are built into the programming calendar to draw repeat visits.
Location is central to Jinbo's pitch. The site sits 2.7 km from Guangzhou Baiyun Railway Station and 24 km from Guangzhou Baiyun International Airport. It connects to three metro lines — Lines 2, 12, and 14 — through four nearby exits. Jinbo is betting that business travelers and international shoppers will treat the complex as a transit lounge and lifestyle hub.
Baiyun New Town was a secondary commercial zone for decades. That changed after the old Baiyun Airport relocated and the Baiyun Railway Station opened fully in 2023–2024. Jinbo Director Wei Xiaolong has stated the goal is to build "an influential commercial landmark in the Greater Bay Area," turning the area into a gateway for international business.
Jinbo — long known as a mid-range, cost-focused developer — is now competing directly against national heavyweights like CapitaLand Yun Shang and China Resources' Baiyun Mixc. Analysts suggest the "Lingnan Living Room" name is a deliberate move to claim cultural identity as a competitive edge over these larger rivals.
The project fits into Guangzhou's 14th Five-Year Plan goal of becoming an International Consumption Center City. The redevelopment also benefits the local Xiaogang Village community, whose land hosts the project. The Xiaogang Economic Cooperative stands to gain increased dividends and collective income from the deal, according to World News.
