Eng. Ali Al Kuwari, CEO of Msheireb Properties, has won two 'Real Estate CEO of the Year' awards at the same time — one for the GCC and one for the Asia Pacific region. Globe Newswire reports he is one of the few real estate leaders ever to receive this dual recognition across both regions simultaneously.
The honors came from two separate awards programs: the Gulf Business Real Estate Awards in Dubai and the Real Estate Asia Awards in Singapore. On top of the CEO prizes, Msheireb Properties also took home 'Smart and Sustainable Developer of the Year' in both programs — giving the company a total of four awards across the two events, according to Yahoo Finance.
The awards recognize Al Kuwari's leadership over Msheireb Downtown Doha (MDD) — a QR 20 billion (roughly $5.5 billion) project in Qatar's capital. Industry observers say the cross-regional recognition suggests that Msheireb's smart city model is being viewed as a global template — not just a local project. Analysts predict the company may soon move into international consultancy, helping other nations build similar sustainable districts with shared cooling systems and smart waste management.
Msheireb Properties is a subsidiary of Qatar Foundation for Education, Science and Community Development. MDD is a direct pillar of Qatar National Vision 2030, the country's long-term plan for sustainable growth and economic diversification. The project replaced a car-heavy urban sprawl model with walkable streets, shaded alleys, and integrated smart infrastructure, according to Globe Newswire.
The Qatari government has used the win to push its 'soft power' case on the world stage. State media have framed the awards as proof that Qatar is leading what they call 'Green Urbanism.' The project gained global attention during the FIFA World Cup Qatar 2022, when MDD served as a central hub for visitors and showcased its smart city systems to an international audience.
Not everyone sees the awards as a clean win. Some urban planning critics point out that Msheireb's high-end price point makes it a sustainability model for the wealthy — not one that can easily be copied for middle-income housing in developing regions. Others note that large smart city projects rely on energy-heavy data centers and high 'embodied carbon' in specialized construction materials, meaning the environmental cost of building the district was still significant even if running it is efficient.
Still, the dual recognition marks a shift in how the global real estate industry is measuring success.
