Las hipotecas afrontan nuevas subidas tras dispararse el Euríbor un 147%

Spanish homeowners are bracing for another wave of mortgage payment increases as the Euríbor—the key interest rate that determines their monthly costs—has skyrocketed 147% since 2022, La Opinión de Córdoba reported. The benchmark rate now hovers around 3%, and experts warn steeper hikes are coming as central banks signal further rate increases ahead.
The Euríbor serves as the reference rate for Spanish mortgages—when it rises, so do monthly payments for millions of homeowners. Starting from a much lower base in 2022, the rate has more than doubled, now sitting at approximately 3%, Levante-EMV reported. This dramatic climb reflects the European Central Bank's aggressive effort to combat inflation by making borrowing more expensive.
The outlook is grim. Central banks across Europe are expected to raise rates further in coming months, which means the Euríbor will likely push higher still, El Periódico de Aragón noted. Most borrowers with variable-rate mortgages—the majority of Spanish homeowners—will see their monthly payments climb with each quarterly adjustment. Those on fixed rates remain shielded for now, but refinancing options are expensive.
Young families and recent homebuyers are hit hardest. They locked in mortgages at the worst possible time, just before rates started their climb. A household that borrowed €200,000 five years ago might now face monthly payments €200–300 higher than before. Older homeowners who refinanced years ago or have paid down their loans feel less immediate pain, La Provincia reported.
Banks have tightened lending standards as rates rose, making it harder for new buyers to qualify for loans. The construction sector, which thrived during low-rate years, is cooling. Real estate prices have stabilized in many regions, but affordability remains out of reach for millions. El Periódico Mediterráneo noted that consumer confidence in the housing market has weakened significantly since the rate hikes began.
